House Rules

-Check-in is 4:00 pm or later. Early check-in is subject to availability. Please check with us regarding fees for early check-in. Check-out is at 10:00 am. A $100 fee will be charged for every 20 minutes past 10:00 am. After 1:00 pm, an additional one night’s fee will be automatically charged to your account plus the applicable late fee

- The landscaper will be scheduled for weekly maintenance on Wednesday, weather permitting. The pool technician will be scheduled for weekly maintenance on Thursday. If you have a pet, please make sure they're safely tucked inside.

-CHECK-OUT time is 10:00 a.m. A $100 fee will be charged every 20 minutes for check-outs past 10:00 a.m. and up to 12:00 p.m. After 1:00 p.m. an additional 1 night’s fee will be automatically charged to your account.

-ONLY the number of guests listed in reservation are permitted to be on property unless host is notified and approves additional guests in advance.

-Please be sure to respect the community and try to keep noise levels to a minimum, especially after dark. DO NOT congregate anywhere outside the home or make any loud noise between 9 p.m. and 8 a.m. to allow neighbors a peaceful night’s sleep. If security is dispatched for excessive noise or any violation or the rules, you may be removed from the property without refund. In case of any disputes or neighbor complaints, it is your duty to notify us as soon as possible. Noise violations may result in penalty fee being deducted from your security deposit.

We do monitor the outdoor cameras during quiet hours or when the noise levels get too high and may reach out to you if you are in violation. Host reserves the right to discontinue pool/spa heat if quiet hours rules are violated.

We use decibel sensors inside and outside of the property that are not capable of recording audio but instead notify hosts if the noise is sustained above 50 decibels inside and 30 decibels outside. Normal conversation will not trigger alerts.

There are security cameras on the exterior of the property to ensure security. There are no security cameras installed in the interior of the house.


-NO smoking is permitted inside the home. Smoking is only allowed outside, all windows/doors must be closed, and all butts disposed of properly. If there is any odor of smoke at the property, you will be charged a $300 cleaning fee.

-VOMIT indoors or outdoors of the home is considered a biohazard cleaning. If vomit occurs on premises, Reservation Holder will be charged a biohazard cleaning fee of $200 plus a carpet/upholstery cleaning fee determined by a professional cleaning company.

• Pre-approved early check in fee is $100
• Pre-approved late check out fee up until 11 am is $100 and up until noon is $200
• Unauthorized late check out (between 11:00 a.m. and 1:00 p.m.), early check in, or pet fee $200

-There is a pet fee of $100 per pet and this fee covers up to two pets. Small dogs are acceptable.

-Reservation Holder will be held liable and responsible for all guests at the property, including damage/incident fees incurred during the stay.

• Insurance Disclaimer

Occupants or guests' personal property, including vehicles, are not insured by Owner. Owner does not insure against personal injury to occupant/guests. Occupant agrees to indemnify, defend and hold harmless owner from all claims, disputes, litigation, judgments, costs and attorney fees resulting from loss, damage, or injury to occupant, occupant's guests or their personal property.

-Host must be notified immediately at time of incidents no matter the situation. Incidents include but are not limited to: Broken furniture, windows, cabinets, doors, etc., spills on upholstery or bedding, plumbing issues, complaints by neighbors or law enforcement calls. Failure to inform the host of incidents will result in automatic non-refundable deposit and charge for repairs at the time of discovery.

-Please be sure to respect the community and try to keep noise levels to a minimum, especially after dark. DO NOT congregate anywhere outside the home or make excessively loud noise between 9 p.m. and 8 a.m. to allow neighbors a peaceful night’s sleep. Noise levels may not exceed 50 decibels indoors and 30 decibels outdoors at any time. Everyone must remain indoors with all windows/doors shut between 9pm-6am to allow the neighbors a peaceful night's rest.

-Reservations may not consist of more than 8 adults and all guests who book must have no less than a 5 star review average. This is not necessarily a deal breaker though so if you don't meet these criteria and would still like to stay, please reach out to us first!

-Please do NOT climb up or down balconies or sit on the balcony railings. No horseplay, hanging, or jumping off the balcony is permitted.

-Host must be notified immediately at time of incidents no matter the situation. Incidents include but are not limited to: Broken furniture, windows, cabinets, doors, etc., spills on upholstery or bedding, plumbing issues, complaints by neighbors or law enforcement calls. Failure to inform the host of incidents will result in automatic non-refundable deposit and charge for repairs at the time of discovery.

Pool Rules, Usage & Safety Guidelines:

There is no lifeguard on duty. Swim at your own risk.

No children allowed in or around the pool without adult supervision. An adult must be present any time a child is in the pool.

ABSOLUTELY NO RUNNING, DIVING, OR JUMPING OFF THE FEATURE WALL, DECK, OR BALCONY.

Animals are NOT allowed in pool.

No glass of any kind is permitted in the pool. In adhering to safety laws mandated for commercial/rental properties in the state of California, if glass is broken in or around the pool area, the property owner is required to have the pool drained, pool surface scrubbed, and pool refilled. If glass is found in the pool area, this remediation expense will be paid by the Reservation Holder in breach of property terms and conditions. Remediation fees can be in excess of $500.

-All inflatable pool toys are in the bin along the side of the house. Please place any damaged ones in the garage so that we can replace.

-The switch for the pool light is located on the fence next to the outdoor sofa.

-Fees must be paid before heating will commence. Do not tamper with pool equipment. If pool equipment is found to have been tampered with, you will be charged a $1,000 penalty fee.

Please do not burn objects or attempt to cook food items in the outdoor fire features.

Weekly pool cleaning is every Thursday. Our pool guy has been instructed to knock on the door before he goes into the backyard, but if no one answers the door, he will get started on cleaning the pool.

Satisfy any appetite in the beautifully designed, fully stocked kitchen featuring high-end stainless-steel appliances and enough seating for the entire family. The entire house including the spacious two car garage, kitchen, living room, bedrooms, bathrooms, pool, backyard, and washer/dryer is exclusively available to guests. You will have complete privacy throughout the property. The hosts are available 24/7 to assist with any special needs.
Additional notes
Your health and safety is our top priority. We perform an enhanced deep cleaning process between every reservation, with special attention to frequently touched surfaces.

The home has central heat and A/C to keep the temperature comfortable year-round.

There is enough parking for two cars in the garage and two cars in the driveway. Street parking is available for additional vehicles.

Neighborhood overview
Tierrasanta, Spanish for "holy land," or "holy ground", is a community within the city of San Diego, California. The symbol of Tierrasanta is an encircled Conquistador cross, similar to one atop Montserrat (mountain) near Barcelona, Spain, though it no longer holds any religious meaning. The community is referred to as "The Island in the Hills" by locals and on welcome signs, as there are only four roads that lead to Tierrasanta, all which end within the community..

The community has a branch library, jogging/biking trails, and several baseball and soccer teams. Music falling under the categories of jazz and instrumental concert band is quite prominent in addition to the numerous physical sports teams. The Tierra Times, a community service newspaper, has been published since 1971 and is delivered to all residents 13 times per year.

The neighborhood of Tierrasanta consists of 11 square miles of land in the Northwest portion of San Diego. The community falls within San Diego city limits, although it’s removed from downtown and in a park-filled part of the city. As far as transportation is concerned, Tierrasanta is near the intersection of two main highways – State Route 52 and Interstate 15. This means that you can get to just about anywhere in the area from its borders!
Getting around
The neighborhood lies roughly northwest of the San Diego River, north of Friars Road, south of state Route 52, and east of Interstate 15. You'll have quick access to all major freeways!!
